Building permit application status

Your application will be reviewed by several teams, including Building, Mechanical, Structural, Zoning, Site Plan, and Fire. The permit will only be issued once all these reviewers have given their approval.

Where is my application?

You can track your application’s progress through the online portal. After logging in, go to the "Processes" option to see which teams are reviewing your application and check their status.

Please avoid contacting the reviewers directly until they have completed their review.

Outstanding comments

The system will send you and the owner a confirmation email whenever the status of a review changes. If a review is marked as closed, no further information is needed. If there are outstanding items or additional information required, the email will detail what you need to provide and how to submit it.

 

Scheduling inspections and permit requirements

Once you receive your building permit and are ready to start work, you must schedule the required inspections. These inspections ensure that your construction follows the approved drawings and complies with the Ontario Building Code.

Required inspections: Check your permit card for the list of inspections needed.

You can book building and plumbing inspections by:

For fire inspections, contact your assigned fire inspector directly. Their contact details are on the bottom of your building permit card.

Important information

Inspection readiness: If plans are not available, the inspection will be marked as "Not Ready," and you’ll need to rebook. This applies to all building permits.

Not ready fee: A fee will be charged if the site is not ready for inspection.

Cancellations: Submit cancellation requests via the online portal, by phone, or email at least 24 hours before the scheduled inspection.

Outstanding fees: All outstanding fees must be paid before booking a final inspection.

Site access: Ensure access to the site is available between 9 a.m. and 3:30 p.m. If special access instructions are needed, include them in the inspection comment field when booking online or provide them via email or phone. Failure to provide access instructions may result in a missed inspection and a "Not Ready" fee.

Inspection results

After the inspection, you will receive a notification email with the inspection results attached:

  • GREEN NOTICE: Indicates the inspection passed in full, including any comments or conditions.
  • YELLOW NOTICE: Indicates the inspection passed in part, with specific comments or conditions.
  • RED NOTICE: Indicates the inspection did not pass due to deficiencies, listing all issues encountered.

Responsibility:

It is your responsibility to ensure that all inspection notices are forwarded or made available to site supervisors, contractors, and trades working on the project.

 

Revising, replacing, transferring, or canceling your building permit

Revise your permit

If you need to change your project’s scope, you must submit a revision. Send any revisions or additional documents to revisions@london.ca. Make sure the subject line includes your municipal address and permit application number. Follow the naming conventions from the document list and submit all related items in a single PDF. Partial submissions may cause delays.

Replace your permit

If you’ve lost your construction plans, you can request a duplicate. Additional fees apply. Email epermits@london.ca for further instructions.

Transfer your permit

To transfer an issued building permit to a new owner, submit an application to our office. Email building@london.ca for the next steps.

Cancel your permit application

If you decide not to proceed with your project, contact your reviewer. An inspection might be required before the permit can be canceled.

Revoke your building permit

If you choose not to complete the work under your issued permit, you can request to have it revoked. Contact the inspector listed at the bottom of your permit card to request this.

 

Payments

When submitting your application through our online portal, payment by credit card is required. Additional fees may apply when your permit is ready or after it is issued.

Payment options:

  • Over the phone: Call 519-661-4555 to pay by MasterCard or Visa for permit fees under $1,000.
  • Online banking: If not registered, complete the Request for Online Banking Approval form and email it to building@london.ca for approval and payment instructions.
  • In person: Visit the Path2Approval Counter on the 2nd floor of City Hall. Debit, credit, or cheque are accepted.
  • By mail or courier: Send cheques payable to “The City of London” to:

What happens next

After we receive your payment, City staff will apply it to your permit account and email you a receipt. Please allow up to two business days for the transaction to process and clear.
