370 South Street & 124 Colborne Street (Old Victoria Hospital Lands) – Consideration of a site plan to permit the development of five (5) apartment buildings (three 5 storeys, one 6 storeys and one 11 storeys in height) and the conversion of the two (2) existing buildings to apartments.  The zoning on this site includes a holding provision to require a public site plan meeting before the Planning and Environment Committee.  The proposed site plan will be presented at a future meeting of the Planning and Environment Committee for the purpose of receiving comments for the Site Plan Approval Authority. 475 Grey Street - The purpose and effect of the proposed Official Plan amendment is to add a Special Policy to Chapter 10 of the 1989 Official Plan to permit the density of the proposed development.  The intent is to align the 1989 Official Plan designation for these lands with the policies of The London Plan, the new Official Plan for the City of London.  The purpose and effect of the proposed Zoning By-law amendment is to change the zoning FROM a Residential R2 (R2-2) Zone TO a Residential R8 Special Provision (R8-4(_)) Zone to permit two (2) 2.5-storey stacked townhouses (with each building containing a total of 18 units for a total of 36 units) and site-specific regulations for an increase in residential density; reduction of on-site vehicular parking supply; reductions of front yard, exterior site yard, rear yard, and balcony setbacks; and, permit a third stacked residential unit within the townhouse whereas the definition of “Stacked Townhouse” permits residential units to be stacked two (2) units high. 2550 Sheffield Boulevard; located on the east side of Sheffield Boulevard, south of  Kettering Place; approximately 1.0 hectare (2.5 acres) – The purpose and effect of this application is to consider a proposed Draft Plan of Vacant Land Condominium consisting of 49 multiple-attached dwelling units and common elements to be registered as one Condominium Corporation, and an amendment to the zoning by-law to change the zoning from a Holding Business District Commercial BDC2 Special Provision/ Office OF5/ Residential R8 Special Provision (h•h-54•h-100•h-128•BDC2(5)/OF5/R8-4(17)) Zone to a Residential R5 Special Provision/ Residential R8 Special Provision (R5-7(  )/R8-4(17)) Zone to permit townhouses and stacked townhouses up to a maximum density of 60 units per hectare and maximum height of 12 metres, together with a special provision for front and exterior yard setback to main building 4.5 metres (minimum), interior side yard depth 3.0 metres (minimum), and rear yard depth to hydro corridor 1.5 metres (minimum); and uses such as apartment buildings, senior citizens apartment buildings, and continuum-of-care facilities up to a maximum density of 75 units per hectare and maximum height of 13 metres. *For the lands under consideration, a separate application for Site Plan Approval – Application File No. SPA21-069 has been submitted by Sifton Properties Limited (File: 39CD-21517/Z-9420 Planner: L. 1453-1459 Oxford Street East & 648-656 Ayreswood Avenue – The purpose and effect of this Official Plan and zoning change is to permit the development of a 24-storey mixed-use building containing 259 residential units and 500 square metres of commercial gross floor area. Possible amendment to the 1989 Official Plan to re-designate the subject lands FROM Low Density Residential TO Multi-Family, High Density Residential. Possible amendment to The London Plan to add a specific policy to the Rapid Transit Corridor Place Type to permit a maximum intensity of 24-storeys with Type 2 Bonus Zoning.  Possible change to Zoning By-law Z.-1 FROM a Residential R1 (R1-6) Zone and Residential R1/Office Conversion (R1-6/OC4) Zone TO a Residential R9 Bonus/Neighbourhood Shopping Area (R9-7*B-_*H77/NSA3) Zone to permit apartment buildings and a range of commercial uses. The proposed bonus zone would permit: a reduced minimum front yard depth of 1.9m to the podium (Floors 1-4), whereas 10m is required; a reduced minimum front yard depth of 5.2m to the tower (Floors 5-24), whereas 16m is required; a reduced minimum exterior side yard depth of 7.7m (Floors 1-4), whereas 8m is required; a reduced minimum exterior side yard depth of 11m (Floors 18-24), whereas 13.4m is required; a reduced minimum exterior side yard depth to stairs leading to underground parking of 5m, whereas a minimum of 6m is required; a reduced minimum interior side yard depth of 1.7m (Floors 1-4), whereas 6m is required; a reduced minimum interior side yard depth of 4.3m (Floors 5-14), whereas 18m is required; a reduced minimum interior side yard depth of 26.7m (Floors 15-24), whereas 31m is required; a reduced minimum interior side yard depth to stairs leading to underground parking of 0.2m, whereas a minimum of 4.5m is required; a reduced minimum rear yard depth of 41.4m (Floor 14), whereas 43.5m is required;  a reduced minimum rear yard depth of 54.1m (Floors 18-24), whereas 77m is required; a reduced minimum rear yard depth to stairs leading to underground parking of 3.1m, whereas a minimum of 6m is required; a reduced landscape open space of 27.9%, whereas a minimum of 30% is required; an increased maximum lot coverage of 33.8%, whereas a maximum of 30% is permitted; reduced minimum parking of 283 spaces for all uses, whereas 365 spaces are required; reduced minimum accessible parking of 4 spaces, whereas 10 are required; a maximum building height of 77 metres; and an increased maximum density of 390 units per hectare, whereas 150 units per hectare is the maximum, in return for eligible facilities, services, and matters outlined in Section 19.4.4 of the 1989 Official Plan and policies 1638_ to 1655_ of The London Plan. 1420 Hyde Park Road – The purpose and effect of this Official Plan and zoning change is to permit a four-storey apartment building with 74 dwelling units. Possible amendment to the 1989 Official Plan to ADD a specific area policy to the Multi-family, Medium Density Residential designation to permit a maximum residential density of 111uph, in place of a maximum density of 75uph with the potential to bonus up to 100uph. The intent is to align the 1989 Official Plan policies with The London Plan policies that apply to the site. Possible change to Zoning By-law Z.-1 FROM a Temporary/Urban Reserve (T-51/UR3) Zone TO a Residential R6 Special Provision (R6-5(_)) Zone to permit a 4 storey (13.5m) apartment building with a maximum density of 111uph. Special Provisions are requested to: permit a minimum front yard depth of 1.5m whereas an 8.0m depth is required; a minimum exterior yard depth of 1.5m whereas a 6.0m depth is required; a minimum interior side yard depth of 4.2m whereas a 6.0m depth is required, and, a maximum height of approximately 13.5m whereas a maximum height of 12.0m is permitted. The property at 44 Bruce Street is located on the north side of Bruce Street, between Cynthia and Teresa Street in London, Ontario, within the Wortley Village-Old South Heritage Conservation District.

The property at 44 Bruce Street includes a two-storey buff brick dwelling built in 1897 and representative of a vernacular dwelling with Queen Anne Revival stylistic influences. These influences are demonstrated in the rusticated buff brick string courses, high decorative projecting gable, painted scalloped wood shingle imbrication, applied linear and round medallions details, and inverse sunbursts. The property is important in supporting and maintaining the character of the Wortley Village-Old South Heritage Conservation District.
