PUBLIC PARTICIPATION MEETING PROCESS

Anyone wishing to speak at a Public Participation Meeting can do so virtually using Zoom online or phone, or by attending in person. City Hall is currently open to the public for public participation meetings. If you wish to attend in person to speak to a matter that is on an agenda you are encouraged to pre-register by email or phone; however, should you wish to attend virtually, pre-registration is required.  To pre-register, please email PPMClerks@london.ca or call 519-661-2489, ext. 7100.  Please note that some Elected Officials may attend the meetings virtually.

NOTICE OF REVISED APPLICATION

608 Commissioners Road West – The purpose and effect of this zoning change is to permit a 6-storey apartment building with step backs consisting of 95 residential units at 215 units per hectare. Possible change to Zoning By-law Z.-1 FROM a Residential R1 (R1-9) Zone TO a Residential R8 Special Provision (R8-4(_). Special provisions would permit a height of 21.0 metres whereas 12.0 metres is required; and a maximum density of 215 units per hectare whereas a maximum of 75 units per hectare is permitted. If a person or public body would otherwise have an ability to appeal the decision of the Corporation of the City of London or of the Approval Authority to the Ontario Land Tribunal but the person or public body does not make oral submissions at a public meeting or make written submissions to the City of London before the application is adopted or approved, the person or public body is not entitled to appeal the decision.
If a person or public body does not make oral submissions at a public meeting or make written submissions to the City of London before the proposed amendment is adopted or approved, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to add the person or public body as a party.

MINOR VARIANCES

The Committee of Adjustment for the City of London will meet on Thursday November 17, 2022, commencing at 1:30 p.m., for the purpose of hearing the following applications for Consent and may have concurrent applications for Minor Variances to Zoning By-law Z.-1. Public hearings before the committee are held virtually. Those who wish to attend the public hearing, or to provide written submissions regarding the matter should contact CoAregister@london.ca / CoAsubmit@london.ca ,  or contact Secretary - Treasurer, London Committee of Adjustment at 519-930-3500 by 4:30 p.m. the day before the committee meeting. Additional information regarding the matter being considered by the committee is available to the public for review by contacting the Secretary-Treasurer, London Committee of Adjustment.

1:30 p.m. – A.125/22 - 44 Springbank Drive, PLAN 376 BLK B PT LOT 3 IRREG AC 31.00FR D. Reduce Lot frontage for duplex. To permit a lot frontage of 9.1m for a duplex dwelling whereas 12.0m is otherwise required. To permit a main storey deck located 0.7m from the west interior lot line, whereas the provided projection is to be no closer than 1.2m. To permit a second storey deck 0.7m from the west interior lot line and 1.2m from the east interior lot line, whereas 1.8m and 3.0m are required respectively.

1:30 p.m. – A.128/22 - 246 Wellington Road, PLAN 469 LOT 3 REG 0.12AC 40.00FR 127.00D. To add one additional dwelling unit. To permit a lot area of 541.8 square metres, whereas 550 square metres is the minimum.  To permit one front yard parking space, whereas the interior side and rear yards are the yards in which required parking is permitted.

1:30 p.m. – A.130/22 - 195 Dufferin Avenue, PLAN NIL ST PAULS PLOT PT. To convert existing office space into affordable housing units. To permit a maximum density of 451 units per hectare whereas 350 units per hectare is the maximum is permitted.  To permit a minimum landscape open space of 0% whereas a minimum landscape open space of 5% is required. To permit a one-bedroom dwelling unit with a minimum area of 42m² whereas the minimum dwelling unit size for a one-bedroom dwelling unit is 57m².

1:30 p.m. – A.129/22 - 2403 Torrey Pines Way, PLAN 33M703 LOT 43.To permit pool mechanical equipment closer to the interior lot line than allowed in the Zoning By-law. To permit pool mechanical equipment 0.4 metres to the west interior side yard lot line, whereas 0.9 metres is minimum required.

If you wish to be notified of a decision of the Committee of Adjustment, you must appear in person or by Counsel at the hearing and file a written request with the Secretary-Treasurer of the Committee of Adjustment.  An appeal from a decision of the Committee of Adjustment to the Ontario Land Tribunal shall be filed within 20 days of making the decision. If a person or public body that files an appeal of a decision of the City of London Consent Authority in respect of the proposed consent does not make written submissions to the Consent Authority, before it gives or refuses to give a provisional consent, the Ontario Land Tribunal (OLT)  may dismiss the appeal.
