876 Wellington Road – The purpose and effect of this zoning change is to permit a Building and Contracting Establishment. Possible change to Zoning By-law Z.-1 FROM a Highway Service Commercial Special Provision (HS(1)) TO a Highway Service Commercial Special Provision (HS(_)) Zone. Special provisions would add Building and Contracting Establishment as an additional permitted use and recognize the following existing conditions: a minimum lot frontage of 9.1 metres (whereas 30 metres is required); a minimum northerly interior side yard depth of 0 metres (whereas 3 metres is required); a minimum southerly interior side yard depth of 0.25 metres (whereas 3 metres is required); and a minimum landscaped open space of 0% (whereas 15% is required).  The existing range of permitted uses and the existing special provision permitting Home Improvement and Furnishing Stores would continue to apply to the site. If a person or public body would otherwise have an ability to appeal the decision of the Corporation of the City of London or of the Approval Authority to the Ontario Land Tribunal but the person or public body does not make oral submissions at a public meeting or make written submissions to the City of London before the application is adopted or approved, the person or public body is not entitled to appeal the decision.
If a person or public body does not make oral submissions at a public meeting or make written submissions to the City of London before the proposed amendment is adopted or approved, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to add the person or public body as a party.

Notice of Consent of Demolition Request

TAKE NOTICE that the Municipal Council of The Corporation of the City of London, at the Council Meeting on June 15, 2021 CONSENTED to the application made under section 34 of the Ontario Heritage Act to demolish a garage on the heritage designated property at 325 Victoria Street. Arva Pumping Station to Huron Street Transmission Main Municipal Class Environmental Assessment Master Plan

The City of London (City) has completed a Municipal Class Environmental Assessment (MCEA) master plan study to develop short and long-term maintenance and improvement/expansion plans for the Arva Huron Water Transmission Main between the Arva Pumping Station and Huron Street.  This study included an assessment of the need to maintain and/or potentially widen the existing transmission main easement to continue ongoing monitoring of the condition of the watermain and/or for potential maintenance, repair or replacement of the existing watermain.

The study determined that the short-term maintenance alternative is to maintain the easement as is (15m or 50’) and only expand where opportunities may arise through land use changes.  This ensures access to the existing transmission main for ongoing monitoring, maintenance and/or repair purposes without requiring the purchase of additional easement or property.

The study also determined that the preferred long-term expansion alternative is to twin the transmission main along Adelaide Street to add system capacity and redundancy with a connection to the existing transmission mains at Fanshawe Park Road and on Regent Street.  This will also provide the opportunity for eventual decommissioning of the existing water transmission main between Fanshawe Park Road and Huron Street in the future.

A Master Plan Project File has been prepared and a copy will be placed on public record on July 12th, 2021 for forty five (45) calendar days to be reviewed by members of the public and/or any other interested party at the following locations: The City of London – 300 Dufferin Avenue - City Clerk, 3rd floor, The London Public Library Central Branch 251 Dundas Street and on the City’s website at:  https://london.ca/projects/arva-pumping-station-huron-street-water-transmission-main-master-plan.

Interested persons are encouraged to review the document and provide comments to the City of London by August 27, 2021. If concerns regarding this project cannot be resolved in discussion with the City of London, the Ministry of Environment Conservation and Parks will have an additional 30-day window to review the study and decide what action to take.
