1420 Hyde Park Road – The purpose and effect of this Official Plan and zoning change is to permit a four-storey apartment building with 74 dwelling units. Possible amendment to the 1989 Official Plan to ADD a specific area policy to the Multi-family, Medium Density Residential designation to permit a maximum residential density of 111uph, in place of a maximum density of 75uph with the potential to bonus up to 100uph. The intent is to align the 1989 Official Plan policies with The London Plan policies that apply to the site. Possible change to Zoning By-law Z.-1 FROM a Temporary/Urban Reserve (T-51/UR3) Zone TO a Residential R9 Special Provision (R9-4(_)) Zone to permit a 4 storey (13.5m) apartment building with a maximum density of 111uph. Special Provisions are requested to permit: a maximum density of 111uph in place of a maximum density of 115uph; a maximum height of 16.0m whereas a maximum height is to be determined on the zone map; a minimum front yard depth of 1.5m whereas a 10.0m depth is required; a minimum exterior side yard depth of 1.5m whereas an 8.0m depth is required; maximum front and exterior side yard depths of 3.0m whereas the requested zone does not specify maximum yard depths; a minimum interior side yard depth of 4.2m whereas a 7.2m depth is required; and a minimum parking rate of 1.1 spaces per unit whereas a minimum rate of 1.25 spaces per unit is required (82 spaces in place of 95 spaces). NOTICE OF INTENT TO REMOVE A HOLDING PROVISION

City Council will consider removing the Holding Provisions as applied to the lands described below at a future Council Meeting.  Council will not hear representations from the public on these matters.  If you have any questions or comments about this matter, please call the planner identified below.

1985 Gore Road – City Council intends to consider removing the h holding provision from the subject lands to allow for the development of a warehouse.  The purpose of the “h” provision is to ensure the orderly development of lands and adequate provision of municipal services.  The “h” symbol shall not be deleted until the required security has been provided and/or a development agreement has been entered into for the subject lands.  Council will consider removing the holding provisions as they apply to these lands no earlier than February 28, 2022. 695 and 585 Sovereign Road – City Council intends to consider removing the h and h-148 holding provisions from the subject lands to allow for an addition to the existing building that would accommodate office space, a craft brewery and warehouse.  The purpose of the “h” provision is to ensure the orderly development of lands and adequate provision of municipal services.  The “h” symbol shall not be deleted until the required security has been provided and/or a development agreement has been entered into for the subject lands.  Holding provision “h-148” requires that a tree management plan be prepared by a Registered Professional Forester (R.P.F.) that includes the supervision of the removal of trees on the subject lands and that the removal and movement of topsoil and other materials are in accordance with the City-led Forest Management Plan, which includes revegetation for the area on the east side of Sovereign Road. COMMUNITY INFORMATION MEETINGS – NON-STATUTORY

This meeting is a non-statutory community information meeting which the City’s Planning and Development Department at times convenes when, in the opinion of the Managing Director, Planning and Economic Development and City Planner, that the community should have a further opportunity to obtain information regarding a planning application. There will be a future statutory public participation meeting required under the Planning Act, held at the Planning and Environment Committee, which will provide the public with another opportunity to comment on the planning application. Notification of this Public Meeting will be published in the Londoner at a future date.

Community Information Meeting for the Parking Standards Review.

The City of London will be holding a virtual Community Information Meeting to provide an update on the project and receive feedback from the community.

TAKE NOTICE THAT the Council of The Corporation of the City of London has passed By-law No. L.S.P.-3496-47 on January 25, 2022, to designate 1903 Avalon Street to be of cultural heritage value or interest pursuant to the Ontario Heritage Act, R.S.O. 1990.

Any person who objects to the by-law may appeal by serving notice on the Ontario Lands Tribunal and City Clerk within thirty days of the date of first publication. The appeal must set out the objection to the by-law and reasons in support of the objection.  Notice of Submission of Environmental Assessment of the Proposed W12A Landfill Expansion, City of London


The City of London (the City) has completed the environmental assessment of the proposed expansion of the W12A Landfill site.  As required under section 6.2(1) of the Environmental Assessment Act and according to the terms of reference approved by the Minister of the Environment, Conservation and Parks on July 30, 2019, the City has submitted its environmental assessment to the Minister of Environment, Conservation and Parks for review and approval.


What is Being Proposed?



The City’s existing landfill (W12A) is expected to reach capacity in 2024. It is proposed to expand the W12A Landfill by approximately 13.8 million cubic metres to extend its life to 2049. It is also proposed to expand the service area to a regional area, which includes: the City of London, County of Huron, County of Perth, County of Elgin, County of Lambton, and County of Middlesex. Waste from these counties would represent, on average, about 5 per cent of the annual amount and only be permitted under direction from London Municipal Council. The landfill expansion will occur vertically above the existing landfill as shown on the map below.

As required under the Environmental Assessment Act, the environmental assessment will be available for public review and comment from February 4, 2022, to March 25, 2022. A copy of the environmental assessment is available at:
